A. Water And Sewer Service: In conjunction with or prior to development within any parcel of the PUD, public water and sanitary sewer service shall be brought to the site and extended through the area being developed to adjoining undeveloped properties in a manner acceptable to the city and properly designed with sizes and materials compatible with the city's plans for areawide water and sanitary sewer service. B. Dedication Of E.P. True Right Of Way: A minimum one hundred twenty foot (120') right of way width shall be dedicated to the city for that portion of E.P. True Parkway located wholly within the boundaries of the PUD. Said dedication shall be completed prior to or in conjunction with the development of any portion of within parcels G, J, L, M, N, Q, and/or that portion of parcel D east of parcel H and a line running from the northeast corner of parcel H to the southwest corner of parcel M, labeled as the trigger line on the sketch plan.
C. Paving Of E.P. True Parkway: The developer shall construct thirty one feet (31') of paving of E.P. True Parkway through parcels G and N from the east boundary line of the PUD to the south boundary line of the PUD, prior to or in conjunction with any platting or entitlement approvals in parcels G, J, L, M, N, Q, and/or that portion of parcel D east of parcel H and a line running from the northeast corner of parcel H to the southwest corner of parcel M, labeled as the trigger line on the sketch plan.
D. Thirty One Foot Public Street Connection (Minor Collector) South To E.P. True Parkway And West To Jordan Creek Parkway: A minimum thirty one foot (31') wide public street connection east from Jordan Creek Parkway between parcels E, L and O, thence south across Jordan Creek between parcels J, Q, and L to the point of intersection with E.P. True Parkway and/or the established right of way alignment of E.P. True Parkway within parcel N shall be established and constructed prior to or in conjunction with the development of parcels G, J, L, M, N, Q, and/or that portion of parcel D east of parcel H and a line running from the northeast corner of parcel H to the southwest corner of parcel M, labeled as the trigger line on the sketch plan. This street is designated as a minor collector in the West Des Moines comprehensive plan and is referred as such within this PUD and labeled as such on the sketch plan. (Ord. 1926, 7-11-2011)
