The February 2021 traffic analysis gives preliminary recommendations based on the proposed land uses. Additional studies will be necessary as the site develops and more information is known regarding the future land use, site layout, and access locations. Therefore, the preliminary recommendations for the adjacent streets and potential access locations are subject to change.
The internal site layout should allow for the safe and orderly movement of vehicles and pedestrians, as well as emergency vehicle maneuverability. Trucks need to be able to access the site without blocking traffic on the adjacent streets, and internal conflicts near the accesses must not cause traffic to spill back onto the adjacent streets.
Signing, pavement markings, and other traffic control devices on all streets need to be in conformance with the Manual on Uniform Traffic Control Devices (MUTCD, Federal Highway Administration). (Ord. 2471, 5-17-2021)
