In addition to the general criteria as stated above, the following land use regulations, development standards, and design criteria shall apply to the development of all areas designated on the sketch plan:
All general use regulations and provisions set forth in title 9, "Zoning", of the West Des Moines City Code for Office (OF) Zoning District shall apply to any development proposal for the property, unless noted otherwise in this ordinance.
A. Uses: All permitted (P) and all permitted conditional (Pc) uses allowed in the Office Zoning District will be allowed in the RB WDM Grand LLC PUD, except as modified by the following:
1. It is the intent of the PUD to allow professional and semiprofessional office uses without attendant retail, manufacturing, assembly or warehousing.
2. The following uses shall be prohibited:

B. Building Setbacks: Building setbacks for principal and accessory structures shall be measured from the ultimate right- of-way line for property lines abutting a public street or the property lines in all other cases.
C. Building Height: Building height shall be limited to one story. Clearstory or tall entry features may be allowed if in scale with the building and neighborhood and set back from the north facade of the building so as not to present a two story mass to the adjacent residential property to the north.
