An area of land calculated by a set formula based upon the size and density of the proposed development will be required to be dedicated for purposes of a public park and greenway areas. The park land requirements for this development will be provided by the dedication of greenway lands located along the west side of Sugar Creek, or by another means set forth by the parks and recreation department. The greenway lands are part of same overall property, held under same ownership, and would be deeded to the city upon any future platting of this property. A park land dedication agreement, acceptable to the parks and recreation department, detailing the specifics related to the provision of park land dedication requirements for the development of each area contained within the PUD will be required to be executed prior to the approval of each final flat for parcels within the development.
