Parking lot setbacks adjacent to public streets shall be utilized, designed, and improved as a landscape buffer to effectively screen all parking and drive areas from the public view. The required incorporation of landscape islands and tree diamonds within the off street parking fields to break up paving and provide opportunities for shade are governed by subsection 9-19-8H of the city code. Drive aisle and stall dimensions shall be in accordance with section 9-15-6 of the city code.
Parking ratios for restaurants (sit down and fast food) shall provide within the PUD a minimum of one space per two hundred (200) square feet of gross floor area. Parking ratios for all other uses shall provide within the PUD a minimum of one space per three hundred (300) square feet of gross floor area.
For all Pc uses, a parking analysis will be performed by the city and provided to the board of adjustment for their review. This analysis will include all gross floor area of existing tenants, including the gross floor area of vacant tenant space and the gross floor area of the proposed use, the information will be used in the review process for Pc uses and provided to the board of adjustment for their review. At the discretion of the board of adjustment a less stringent parking calculation may be used provided the applicant can demonstrate a parking rate less than the above is adequate due to the type of potential use, shared uses or off peak uses.
