Open space shall be considered those areas unencumbered by structures, off street parking and vehicle use drives, loading and other areas. Open space may include pedestrian areas and outdoor eating areas. With a minimum of two (2) trees and three (3) shrubs shall be provided for every three thousand (3,000) square feet of required open space. Fifty percent (50%) of the trees required of open space shall be evergreen in species.
As of the date of adoption of this ordinance, collectively between the two (2) PUD parcels, a minimum of nineteen percent (19%) of the gross area is dedicated to open space. With modifications to the site, all measures appropriate to increase open space areas, such as, but not limited to, incorporation of landscape islands within parking areas, shall be implemented toward meeting an open space of nineteen percent (19%) collectively between the two (2) PUD parcels.
Right of way changes that affect the minimum open space percentage will result in a corresponding and equal change in the minimum open space percentage requirement. (Ord. 2056, 10-6-2014)
