In addition to the general criteria as stated above, the following land use regulations, development standards, and design criteria shall apply to the development of all areas designated on the sketch plan:
A. All general use regulations and provisions set forth in title 9, "Zoning", of the West Des Moines city code for medium density residential (RM-12) shall apply to any development proposal for the property, unless noted otherwise in this ordinance.
1. Density: Collectively the entire property shall not exceed seven hundred eighty one (781) dwelling units. Specifically, parcel A (the eastern 25.2 acres) shall not exceed twelve (12) dwelling units per acre for a maximum of three hundred two (302) units. If less than three hundred two (302) dwelling units are implemented within parcel A, the difference of units up to three hundred two (302) dwellings may be located within parcel B; however, the total number of dwelling units within parcels A and B shall not exceed seven hundred eighty one (781) dwelling units.
2. Height:
a. Building height shall be limited to three (3) stories or less within parcel A.
b. Parcel B building height shall be in accordance with the requirements for the medium density residential zoning district as set forth in title 9, chapter 7 of the city code.
3. Building Setbacks: Setbacks for all residential development shall be as follows:
a. Two (2) stories or less:
(1) Front yard: Thirty feet (30') along Stagecoach Drive and S. Jordan Creek Parkway as measured from the ultimate street right of way line.
(2) Side yard: Thirty feet (30').
(3) Rear yard: Thirty five feet (35').
b. Three (3) stories or more:
(1) Front yard: Fifty feet (50') along Stagecoach Drive and S. Jordan Creek Parkway as measured from the ultimate street right of way line.
(2) Side yard: Thirty feet (30').
(3) Rear yard: Fifty feet (50').
(4) An additional ten feet (10') of setback is required along each setback for each story above three (3) stories.
c. A twenty five foot (25') building setback shall be allowed for those buildings within parcel A which are adjacent to the park access road as long as:
(1) The units do not front (face) the roadway.
(2) The units do not exceed three (3) stories in height.
(3) No vehicle access to garages for the individual units is taken off of the park access road. (Ord. 2052, 9-8-2014)
