In addition to the general criteria as stated above, the following land use design criteria shall apply to the development areas designated on the sketch plan. The following development standards and use regulations shall apply to the development parcels:
A. Single-Family Residential: All general use regulations and provisions set forth in title 9, "Zoning", of the West Des Moines city code for residential single-family (R-1) shall apply to any development proposal for property, unless noted otherwise in this ordinance.
1. Setbacks: Setbacks for all single-family residential development shall be:
a. For lots 1 through 7 the front yard building setback shall be a minimum twenty five feet (25') and the rear yard setback shall be a minimum of twenty five feet (25').
b. For lots 8 through 12 the front yard building setback shall be a minimum of twenty feet (20') and the rear yard setback shall be a minimum of twenty five feet (25').
c. Front porches, stoops and balconies may extend into the front yard setback, yet may be no closer than twenty feet (20') to the front property line.
2. Minimum Frontage: With regard to section 9-3-5, "Street Frontage Required", of the city code the minimum frontage for lots 7 and 8 shall be twenty feet (20').
3. Shared Driveway: There shall be an ingress/egress easement established over the northerly three hundred ninety feet (390') of lots 7 and 8 for a shared driveway. The pavement for the shared driveway shall be at least fifteen feet (15') from the east property line of lot 8, be twenty feet (20') wide and be no closer than five feet (5') to the east property line of lot 6.
