A. Off Street Parking:
1. All off street parking areas shall be sited and landscaped to screen their visibility from street rights of way, residential dwellings, pedestrian pathways, and adjoining property outside of the Taco John's PUD.
2. Parking stall measurements and drive aisle widths shall conform to title 9, chapter 15 of the city code.
3. It is desired that all off street parking areas be aesthetically improved to reduce obtrusive characteristics that are inherent to their function. Parking lot screening shall be accomplished via streetscape landscaping and hardscaping in accordance with the Grand Avenue redevelopment plan and as described in subsection 094-15B of this ordinance.
4. At such time that the lease of Fourth Street right of way expires as specified in the development agreement, all streetscape plantings and any hardscape items located within the Fourth Street right of way shall be replaced on private property outside of said right of way.
B. Parking Ratios: Parking shall be provided as specified in chapter 15 of the city's zoning code except as further provided herein:
1. For the time period of the Fourth Street lease as specified in the development agreement, the city council waives six (6) required parking spaces for the Taco John's PUD and will permit operation of a restaurant use up to two thousand three hundred ninety six (2,396) square feet with only thirty (30) parking spaces. Any amount of restaurant use beyond two thousand three hundred ninety six (2,396) square feet will require additional parking at a ratio consistent with the city code.
2. Upon expiration of the Fourth Street lease, the city council will waive an additional ten (10) required parking spaces. (Ord. 1879, 8-9-2010)
