All signage shall comply with the West Des Moines sign code regulations for the professional commerce park (PCP) district, as set forth in title 9 of the city code, except as herein modified:
A. Ground Monument Signs:
1. Primary Monument Entrance Sign: Two (2) monument signs shall be allowed at the primary entrances off of South Jordan Creek Parkway and Mills Civic Parkway as identified on the specific plan map. The sign structure itself shall not exceed twenty two feet six inches (22'6") in height, a maximum size for the total structure of two hundred twenty five (225) square feet and a maximum copy area of forty five (45) square feet. One monument sign shall be allowed at the entrance drive on the south side of the site along Cascade Drive. The sign structure at this entrance shall not exceed twelve feet (12') in height, and a maximum size of the total structure of seventy two (72) square feet and a maximum copy area of thirty five (35) square feet.
2. Secondary Monument Entrance Sign: With the exception of the primary entrance locations noted above, one monument sign shall be permitted per access entry off of all adjacent perimeter streets. These signs shall not exceed six feet (6') in height and a total sign structure size of twenty four (24) square feet.
3. Sign Setbacks And Other Requirements:
a. Primary And Secondary Monument Entrance Signs:
(1) Shall be set back a minimum of twenty feet (20') from the ultimate right of way line of any adjacent public streets except where the right of way jogs into the property at driveway intersections, said setback may be reduced to ten feet (10') from the jog in the right of way. Monument signs located within a center median at the primary entrances off of Mills Civic Parkway and S. Jordan Creek Parkway may be placed at a one foot (1') setback from the jog in the right of way. In addition to providing for minimum setback from rights of way, signs shall also be located out of vision triangles at vehicle-vehicle and vehicle-pedestrian intersections.
(2) Shall be incorporated into a landscaped entry feature/area.
(3) Any illumination of the signs shall be either through exterior lighting, routered face letters or halo lit lettering. Exterior lights shall include the appropriate shields to direct the light at the sign while preventing light spillover and glare.
4. Landscape Wall Sign: One landscape sign shall be allowed at the corner of each perimeter public street intersection. These signs shall be comprised of a low wall integrated into the surrounding topography and landscape. Said walls may be singular or terraced, however the maximum height of any wall, or combination of walls, shall not exceed eight feet (8') in height at the highest point. A maximum copy area of forty five (45) square feet shall be allowed on the wall face. Any illumination of the wall shall be either through halo or ground lighting. Ground lights shall include the appropriate shields to direct the light at the wall while preventing light spillover.
5. Directional Signs: In order to direct vehicles around and through the site, directional signs shall be allowed along the interior private streets and drives. These directional signs shall be allowed with a maximum height of five feet five inches (5'5") and a maximum total structure size of twenty (20) square feet. The directional signs shall be designed with similar materials as the monument signs on the site to help unify the signage on the site. Any illumination of the directional signs shall either be through exterior lighting, routered face letters, or halo lit lettering. Exterior lighting shall be appropriately shielded to direct light at the sign while preventing light spillover and glare. Location and design of the sign shall be reviewed by the city prior to installation but no sign permit shall be required prior to installation. All other aspects of the directional signs shall be in accordance with city code requirements except, the Aviva name and logo may be displayed on the directional signs.
B. Building Signage: Building mounted signage shall comply with the West Des Moines sign code for the professional commerce park (PCP) district.
C. Other Signage: All other signage within the Aviva USA specific plan shall be in accordance with the professional commerce park (PCP) standards. It is recognized that the development of the western portion of the Aviva USA specific plan area has not been planned and therefore the signage needs for that portion of the site cannot be defined at the time of the writing of this ordinance. At such time that development of this area is pending, the specific plan ordinance may need to be amended to address the specific sign needs to create a cohesive and unified sign package for the entire area.
