The intent is to create a campus environment that engages exterior and interior spaces to create a comfortable sense of community for its employees. The campus includes a primary seven (7) story office tower flanked on two (2) sides by multi-story commons building and a central plant/maintenance building. The building facades will utilize similar materials for cohesiveness, but yet will vary enough in design to be discernible from each other. See exhibit B for sketches (on file in the city).
The architecture for all office development within this specific plan must also comply with the "Architectural Guidelines For Office Use" as found in exhibit "B" of the development agreement. It is the intent of these guidelines that all buildings constructed be carefully designed to ensure their individual attractiveness, their compatibility with each other and the environment. The exterior materials shall be of a type and quality to convey strength and permanence. The following is a list of acceptable materials:
A. Building Exterior:
1. Architectural cast in place concrete with an approved finish (sandblasted, board formed or other approved finish).
2. Architectural precast concrete and/or cast stone.
3. Precast concrete insulated core panels with approved sandblasted or color integrated finish.
4. Brick masonry.
5. Natural stone masonry.
6. Architectural prefinished metal panels.
7. Natural or aluminum (limited use to trim, storefront, doors, windows, curtain wall and sunscreens).
8. Insulated glass - clear or tinted (use of highly reflective coatings to be limited).
9. Sheet metal (limited to copings, roof edge, flashings, trim and soffits).
10. Plaster, gypsum board, EIFS (limited to soffits).
B. Roofing Materials:
1. Copper and/or prefinished metal standing seam or bermuda metal roof and accessories (i.e., trim, cap, ice and snow guards).
2. Built up or single ply membranes with natural gravel ballast, fully adhered or mechanically fastened.
3. Earth covered roof with plant material.
