A traffic impact study dated December 11, 2007, has been prepared by the development services department, traffic engineering division of the city of West Des Moines for the Broadmoor Apartments at Jordan Creek Development. A secondary study dated December, 2010, was performed which evaluated the original Broadmoor Development along with the addition of the 5.72 acre parcel of ground immediately to the north. Per the second traffic impact study, the Broadmoor Apartments at Jordan Creek Development, including the 5.72 acre property immediately to the north has been allocated two hundred eighty three (283) A.M. peak, three hundred fifty six (356) P.M. peak, and three thousand seven hundred eighty nine (3,789) average daily trips.
