7-1-3: BUILDING CODES APPLICABLE TO MANUFACTURED HOMES 1 , INCLUDING MOBILE HOMES:
Manufactured homes, including mobile homes, shall be subject to all Building Codes adopted by the Town as set forth in section 7-1-2 of this chapter. Further, the Board shall from time to time approve specific guidelines, rules, and regulations as to permitting, installation or construction of manufactured homes, such guidelines, rules, and regulations to provide that manufactured homes meet or exceed, on an equivalent performance engineering basis, standards established by the Town Building Codes applicable to other single-family housing units. All such guidelines, rules, and regulations shall be available for inspection in the Office of the Town Clerk. (Ord. 267, 6-10-2008)
   A.   For purposes of this Code, the following definitions and requirements shall apply:
   MANUFACTURED HOME: Is a home built entirely in a factory setting under the Federal Building Code administered by the Department of Housing and Urban Development (HUD) and is constructed to meet the Federal Manufactured Home Construction and Safety Standard Act of June 15, 1976, and any amendments thereto. Manufactured homes generally come in single or two (2) section units and their dimensions may range from eight feet (8') or more wide and forty feet (40') or more long. Manufactured homes shall be placed on a basement, or other permanent foundation. Manufactured homes may include multi-wide and expandable manufactured homes. Manufactured homes do not include recreational vehicles, travel trailers, motor homes, mobile homes, or modular housing.
   MOBILE HOMES: Homes manufactured prior to June 15, 1976, which are constructed off-site with a permanent chassis designed for over the road transportation and delivered to the home site in one or more sections. Mobile homes are not allowed anywhere in the Town unless already located in the Town as a nonconforming use as defined by section 7-4-5 of this title. Any mobile homes located within the Town as a nonconforming use that are not installed on a permanent foundation shall meet division standards for support, blocking, leveling, securing or anchoring, tie-downs, and appropriate skirting. Installation shall be supervised and/or approved by the Town building inspector or a registered or certified installer as approved by the Colorado Division of Housing.
   MODULAR HOME: Is a residential home manufactured in a production facility and built in two (2) or more sections in a controlled factory setting. The home is then transported and assembled on location on a permanent foundation. Modular homes are built to local and/or State Building Codes.
   TINY HOUSE: Is a residential structure under five hundred (500) square feet in size and which is placed permanently on a footer or foundation and is connected to the Town water and waste water system separately from any other structure or use on the premises. (Ord. 309, 1-9-2018)
