Buildings and land shall be used, and buildings shall be designed, erected, altered, moved or maintained, in whole or in part, in Senior Residence-Multifamily Districts, only for the uses set forth in the following schedules and regulations:
(a) Main Buildings and Uses Permitted. One-family cluster dwelling units specifically designed for the elderly. For the purposes of this chapter, Senior Residence Multifamily District shall be considered multifamily zoning allowing common wall and common roof construction, for the purposes of satisfying the requirements of Article XIV, Section 6
of the Charter of the City of Seven Hills.
(b) Accessory Uses Permitted. Any accessory use is permitted which is incidental to the main use, provided it is planned and developed integrally with the main building and has no injurious effect on adjoining use districts and such accessory use is approved by the Planning Commission, such as:
(1) Multipurpose senior community activity centers, common eating areas, health and counselling offices, craft and meeting rooms, lounge areas, and areas for passive and active recreation for the elderly; and
(2) Storage garages and off-street parking areas for residents, guest and employees of the elderly housing facility in accordance with the regulations set forth in Section 966(A).06.

(a) The development criteria established in this section is established to guide and control the development and use of land for housing designed for the elderly in a Senior Residence-Multifamily District.
(b) All housing designed for the elderly shall include any and all special safety and convenience features required in building for the elderly in new construction designed for the elderly.

Land and buildings shall be used only in accordance with the lot area regulations, and buildings shall be erected, altered, moved and maintained only in accordance with the area, yard and building height regulations set forth in the following schedule:

(a) Yards fronting on major arterial, collector and local collector streets shall have a depth of fifty feet. Yards fronting on local streets and private drives shall have a depth of twenty-five feet. Front buildings setback on private drives shall be measured from the nearest edge of the street or sidewalk pavement.
(b) The minimum separation between the exterior walls of the adjacent attached cluster unit buildings shall not be less than twenty feet. Detached cluster unit buildings shall have a minimum separation of not less than ten feet. Cluster dwelling units shall be set back not less than thirty-five feet from any adjacent zoned single family side property line and twenty-five feet from any adjacent zoned single family rear property line.

(a) Parking in any SR-MF District shall be provided in accordance with the following schedule:

Additional guest parking shall be determined by the Planning Commission during the development plan review and approval process.
(b) Off street parking areas shall be set back not less than twenty feet from any street right-of-way line or the nearest edge of a private drive and twenty-five feet from any adjacent zoned residential lot line.
(c) The design and construction of off-street parking areas shall be in accordance with the requirements of the City Engineer.

Any developer shall submit to the Planning Commission a preliminary plan and proposal for construction of housing designed for the elderly on any parcel of land located in a SR-MF District in accordance with the provisions of this chapter and other applicable parts of this Zoning Code. Such proposals shall contain a specification of those special safety and convenience features, facilities and human services which will be provided in order to accommodate the needs of elderly residents. The preliminary plan shall include:
(a) Topography, at two foot contour intervals, of the proposed development area, including property lines, easements, street right of ways, trees and other landscape features existing thereon, together with a certificate, by a registered engineer or surveyor, of the gross area of the development in acres and square feet;
(b) The proposed vehicular and pedestrian traffic patterns, including the proposed location of public and private streets and the location of off street parking and service areas;
(c) The number, location, arrangement and architectural design of all dwelling units;
(d) The location of all site utilities;
(e) The design of all other site features including the landscape design of the development area;
(f) The proposed form of convenants running with the land, declaration of condominium ownership, deed restrictions (including those with respect to the use of common land), restrictions or easements proposed to be recorded and convenants proposed for maintenance, homeowners association bylaws, if applicable; and
(g) Such other relevant information as the Commission may require.

(a) The Commission shall transmit a copy of the preliminary plan to the City Engineer and the Fire Prevention Officer for their review, report and recommedation.
(b) A copy of all covenants, restrictions and easements to be recorded and covenants for maintenance of common areas and homeowners' bylaws shall be submitted to the Law Director for his review and recommendation.
