GENERAL BUSINESS DISTRICT (GB)
The GB General Business District is created to provide retailing and personal services which require larger tracts of land and encompass a larger service area than that of the Neighborhood Business District. This district is so designed to permit commercial development of permitted uses which will be limited only by standards set forth to protect the abutting districts and as directed against the extension of strip zoning. The General Business Districts shall be considered for use in limited areas adjacent to the Central Business District and in accessible locations along arterial streets on the Major Thoroughfare Plan. Strip zoning utilizing this district shall be prohibited.

The following uses shall be permitted in the General Business District:
(A) Animal hospital/veterinary.
(B) Antique store.
(C) Appliance store.
(D) Art school.
(E) Automobile accessory store.
(F) Automobile-truck-travel trailer sales lot.
(G) Bakery.
(H) Banks.
(I) Barber & beauty shops.
(J) Bar, grill, cocktail lounge, state liquor store.
(K) Bicycle rental sales and service.
(L) Sporting goods store.
(M) Bookstores.
(N) Bowling alley, provided the building used for such purpose is at least 100 feet from any residential district.
(O) Cafe.
(P) Carry-outs & drive thru.
(Q) Churches (see § 153.067 for additional regulations).
(R) Clinics, medical and dental.
(S) Clothing stores.
(T) Clubs (swimming, YMCA, and the like).
(U) Delicatessens.
(V) Discount stores (variety, drugs, and the like).
(W) Doughnut shop.
(X) Dry cleaning, custom and self-serve.
(Y) Farm, fruit and produce stands.
(Z) Farm implement sales.
(AA) Florist shops.
(BB) Food and grocery stores.
(CC) Garden and nursery centers.
(DD) Gift, novelty and souvenir stores.
(EE) Hardware store.
(FF) Health & fitness centers.
(GG) Laundry, custom and self-serve.
(HH) Miniature golf courses.
(II) Movie theater, indoor.
(JJ) Motorcycle sales and service.
(KK) Music school.
(LL) Office supply store.
(MM) Paint store.
(NN) Pet store, supplies.
(OO) Plumbing & heating shops, retail.
(PP) Professional services.
(QQ) Real estate agencies.

No building or structure shall be erected to a height in excess of 35 feet.

The lot area shall be not less than 20,000 square feet and the lot width shall be at least 100 feet.

The following yard requirements shall apply to all yards in the General Business District unless specified herein.
(A) Front yard - setback of 50 feet from the road right-of-way line. A 15 feet deep unobstructed open buffer strip shall be provided next to the right-of-way and parking in this strip shall be prohibited. The minimum front yard setback for a single-family dwelling is 35 feet.
(B) Rear yard - 40 feet. The minimum rear yard setback for a single-family dwelling is 35 feet.
(C) Side yards:
(1) Minimum side - 12 feet where there is no rear access to the property.
(2) Abutting a side street - 25 feet from road right-of-way.
(3) Abutting a residential zone - 50 foot unobstructed buffer strip suitably landscaped.
(4) The minimum side yard setback for a single-family dwelling is ten feet on each side.
(D) Access ways:
(1) The use of marginal roads is to be encouraged throughout the district.
(2) Each lot shall have not more than two access ways to any street or highway with not less than a 45 foot separation between centerlines. The width of the access way leading to or from a highway shall be not less than 20 feet nor shall it exceed 36 feet. No access way shall be closer than 70 feet to the right-of-way side lines.

All buildings, including accessory buildings, shall not cover more than 30% of the area of the lot.
