(a) Minimum Lot Area. 8,000 square feet.
(b) Minimum Lot Width. 65 feet.
(c) Minimum Required Front Setback. The minimum required front setback shall be the average front setback for an existing building abutting each side of the proposed building. If the proposed building is on a corner lot, then the minimum front setback shall be the average of the two buildings closest to the proposed building fronting on the same street.
(d) Minimum Required Rear Setback. 25 feet.
(e) Minimum Required Side Setback. 10 feet on one side and six feet on the other.
(f) The Planning Commission shall have the authority to decrease the above required setbacks by no more than five feet if it can be demonstrated that such decrease is necessary for the viable operation of the proposed use and that the reduced setback will not have a significant negative impact on adjacent residents or properties.
(g) Accessory buildings shall comply with the regulations for accessory buildings for the R-1 zone as set forth in Section 1248.02.
(h) For non-residential use of a residential structure the parking requirements of Section 1282.01 may be modified by the Planning Commission in order to achieve the intent of the East Main Preservation District. A minimum of four parking spaces, however, shall be provided on site. If such spaces are located in the rear yard they shall be screened by a solid fence at least six feet in height or by sufficient landscaping to provide a year round screen.
