Beginning at a stone monument in the easterly line of the upper drive in Rockefeller Park at its intersection with the center line of Parkgate Ave., N.E.; thence westerly along the prolongation of the center line of Parkgate Ave., N.E., 40.85 feet to a point; thence on a line deflecting to the left 92 degrees 26 minutes 40 seconds 87.83 feet to an iron pipe in the westerly line of the upper drive which is the principal place of beginning; thence southerly along the arc of a circle whose chord deflects to the left 1 degree 16 minutes 00 seconds 50.00 feet to an iron pipe, said arc having a radius of 786.03 feet, and a chord which measures 50 feet; thence on a line deflecting to the right from the chord of said arc produced 82 degrees 25 minutes 00 seconds 307.35 feet, to an iron pipe in the easterly line of the lower drive in said park; thence northerly along the easterly line of the lower drive 95.90 feet to an iron pipe in the southerly line of a 20 foot drive connecting the upper and lower drives in said park (said drive being opposite the westerly end of Parkgate Ave., N.E., and being commonly known as Pollock Hill); thence continuing along the southerly side of said 20 foot drive to an iron pipe in the westerly line of the upper drive; thence southerly along said westerly line 53.08 feet to the principal place of beginning.
