A. Nonconforming Conditional Use: Alterations or modifications to a structure with an existing legal conditional use or with a previously permitted use that now is listed as a conditional use under current zoning regulations shall be approved subject to the provisions of subsections B and C of this section.
B. Administrative Review: An alteration or modification to a structure with a conditional use that increases the floor area by less than twenty five percent (25%) of the gross floor area or one thousand (1,000) gross square feet, whichever is less, may be approved by the planning director without a public hearing.
C. New Conditional Use Review Required: An alteration or modification to a structure with a conditional use that increases the floor area by more than twenty five percent (25%) of the gross floor area or one thousand (1,000) gross square feet, whichever is less, shall be reviewed as a new conditional use pursuant to the requirements and standards of this chapter.
