(A) Generally. Greenspace areas include buffers (§§ 153.1120 through 153.1130 of this chapter), streetscape landscaping (§§ 153.1145 and 153.1146 of this chapter), building landscaping (§§ 153.1160 and 153.1161 of this chapter), parking lot landscaping (§§ 153.1175 through 153.1177 of this chapter), entrance landscaping (§§ 153.1190 and 153.1191 of this chapter), house-lot landscaping (§§ 153.1205 through 153.1208 of this chapter) and tree save areas (§§ 153.1220 through 153.1223 of this chapter) of this chapter. This division applies to the applications described in Table 153.1106(A) below.
(B) Expansion. When a building or parking lot is enlarged, the requirements of this division apply on an incremental basis. This means that landscaping is required in the same proportion that the enlarged building area or off-street parking area has to the existing development (e.g., a 10% increase requires 10% of the required landscaping).
(C) Exemptions. This section does not apply to the following situations:
(1) Residential uses located within a residential zoning district;
(2) Agricultural uses;
(3) The reconstruction of an existing building of which 50% or less of the floor area was destroyed or ruined by flooding, fire, wind storm or act of God. This exemption shall apply only where reconstruction of that building will not result in an increase in building size or paving area of the parking facilities to be provided;
(4) Interior finish work or remodeling in a portion of a building unless the work results in an increase in the paving area of the parking facilities within the street yard or in an enlargement of the exterior dimensions of an existing building;
(5) Any use, building or structure for which only a change of use is requested and which requires no structural modifications that increase its volume or scale;
(6) Single-family dwellings located on an existing lot of record;
(7) Buildings within the street yard of another building; and
(8) A building located within the street yard of another building, which shall be considered as a separate building site unless it has previously been included within an approved greenspace plan.
