9-1-7: ZONING LOTS AND MINIMUM LOT SIZE:
   A.   Lots of record or portions thereof that are consolidated into a single zoning lot are subject to the following rules. Once a tract of land has been designated as a zoning lot, it may be used only in the manner permitted for a lot of record, in the most restrictive zoning district wherein any part of the tract of land is located; and further provided, that no subdivision of a zoning lot may thereafter occur unless the area of each resulting lot is at least one-half (1/2) acre and the resulting lots conform to the applicable requirements of this title, the subdivision regulations and all other Village regulations. As a condition of approval of a building permit for a zoning lot, the Building Commissioner may require that a memorandum of this restriction be recorded in Recorder's Office for Cook County, Illinois. Alternatively, an owner may apply for approval of a subdivision plat under the subdivision regulations to indicate such consolidation.
   B.   After August 13, 1962 (the "effective date") in the A Residence District, a single-family dwelling may be established only on a lot averaging not less than seventy five feet (75') wide and one-half (1/2) acre in area, or on any smaller lot of record which was duly subdivided and recorded on or before the effective date; provided such smaller lot was, at said effective date and has continually been and still remains, separately owned from all contiguous lots, or provided that a residence was previously constructed on such smaller lot of record prior to said effective date and a residence has continued to exist and still remains on such smaller lot since said effective date. Easements for roadways or passageways shall not be considered in determining the area of a lot. (Ord. 2018-03, 1-8-2018)
