§ 22-706.   Monuments and Markers.
   1.   Material and Size. Monuments and markers shall be constructed as follows:

   2.   Marking Placement. Monuments and markers must be placed by a professional land surveyor so that the scored or marked point coincides exactly with the point of intersection of the lines being monumented. They must be set so that the top of the monument or marker is level with the surface of the surrounding ground. Monuments must be marked on top with a copper or brass dowel and shall be referenced by NAD83 State Plane Coordinates to the geodetic monuments located in the Township. The geodetic monuments are tied to the National Geodetic Survey (NGS) Horizontal and Vertical Control.
   3.   Location of Monuments. Monuments must be set at:
      A.   One corner of a lot comprising a single lot subdivision, or at one predomi nant intersection of a street and a property line of a lot in a subdivision comprised of not more than five contiguous lots or parcels.
      B.   At least three predominant line intersections or line angles in subdivisions of more than five lots or parcels, and in any land development. When any development and/or subdivision encompasses more than 20 acres, the Township Supervisors and/or the Township Engineer may require additional monuments at designated points.
      C.   Such other points as may be required by the Township Engineer and Township Supervisors when unusual conditions may create sight problems or cause unusual deviation from normal surveying practice.
   4.   Location of Markers. Markers must be set:
      A.   At the beginning and ending of curves along street property lines if not monumented.
      B.   At points where lot lines intersect curves either front or rear.
      C.   At angles in property lines of lots.
      D.   At all other lot corners.
   5.   Removal. Any monuments or markers that are removed must be replaced by a professional land surveyor at the expense of the person removing them.
