Religious sectarian and nonsectarian, denominational private or public school or college, which is not conducted as a private gainful business, provided that the following requirements are met:
A. Minimum Lot Size and Lot Width Requirements.

B. All outdoor play areas shall be sufficiently screened and insulated so as to protect the neighborhood from inappropriate noise and other disturbances.
