1187.20 SIGNS IN BUSINESS AND INDUSTRIAL DISTRICTS.
   In addition to the exempt signs described herein, the following numbers and types of signs may be erected in the Business Office, Neighborhood, General, Special, Central, Shopping Center Business Districts and Light and Heavy Industrial Districts; subject to the conditions specified in this section and as outlined within the General Regulations and regulations by sign type, and after first having a zoning permit issued:
   (a)   Any limited duration signs as defined and regulated in Section 1187.10.
   (b)   Any temporary sign as defined and regulated in Section 1187.11.
   (c)   Any sign permitted in residential districts, for the appropriate uses, as defined and regulated in Section 1187.17.
   (d)   Any portable sign as defined and regulated in Section 1187.12.
   (e)   For non-residential uses, the total area of all wall, awning/canopy, and projecting signs shall be determined as follows.
      (1)   On the Principle Street Frontage of each building or unit thereof the total area of all wall, awning/canopy, and projecting signs shall be limited to one and a half (1.5) square feet per one (1) linear foot of building or unit frontage, subject to maximum size limitations based on sign type.
         A.   In a Shopping Center, when the wall of a building or unit thereof contains the main entrance to the building or unit thereof, and the wall faces a shared parking lot, the aforementioned wall may be treated as the Principle Street Frontage.
      (2)   On Secondary Street Frontages, where applicable, of each building or unit thereof the total area of all wall, awning/canopy, and projecting signs shall be limited to three quarters (0.75) of a square foot per one (1) linear foot of building or unit frontage or shall be limited to the square    footage permitted on the Principle Street Frontage, whichever is less, subject to maximum size limitations based on sign type. Building walls facing freeways, or parking lots are considered Secondary Street Frontages for the purposes of this section.
   (f)   Wall signs for non-residential uses shall be permitted subject to the following regulations.
      (1)   Number. The following number of wall signs are permitted on each Principle Street Frontage, and on each Secondary Street Frontage:

      (2)   Area.
         A.   For Commercial uses exceeding 30,000 square feet in first floor building floor area, one of the permitted wall signs on the Principal Street Frontage may have a maximum sign face area of one hundred fifty (150) square feet.
         B.   The maximum area of any individual wall sign shall be regulated as outlined in the table below.

      (3)   Height: Signs shall have a maximum height equal to the eave line.
      (4)   Illumination: The following illumination types shall be permitted subject to the general regulations outlined in 1187.07.
         A.   Internal illumination
         B.   External illumination, lit from above
         C.   Halo illumination or back-lit letters
         D.   Neon lighting
         E.   Electronic Message Unit's or Digital display
   (g)   Awning or canopy signs for non-residential uses shall be permitted subject to the following regulations.
      (1)   Height: Signs shall have a maximum height equal to the eave line.
      (2)   Illumination: The following illumination types shall be permitted subject to the general regulations outlined in Section 1187.07
         A.   Internal illumination, providing down-lighting, and provided the canopy is made of opaque material
         B.   External illumination, lit from above
      (3)   Location.
         A.   Signs shall be printed, painted, or otherwise permanently affixed to the awning material so that the sign is co-planar with the surface upon which it is mounted.
         B.   Signs may not extend beyond the edges of the surface upon which they are mounted.
 
   (h)   Projecting signs for non-residential uses shall be permitted subject to the following regulations.
      (1)   Number: One (1) sign per building, plus one (1) sign per building entrance.
      (2)   Area: Each sign shall have a maximum area of sixteen (16) sq. ft. per sign face.
      (3)   Height: Signs shall have a maximum height equal to the eave line.
      (4)   Illumination: The following illumination types shall be permitted subject to the general regulations outlined in Section 1187.07
         A.   Internal illumination
         B.   External illumination, lit from above
         C.   Neon lighting
   (i)   Window signs for non-residential uses shall be permitted subject to the following regulations.
      (1)   Area: A maximum of 25% of the total window area of any single storefront may be used for permanent signs that are etched, painted, or permanently affixed to the window. A maximum of 35% of the total window area of any single storefront may be covered by a combination of permanent and temporary window signs.
      (2)   Illumination: The following illumination types shall be permitted subject to the general regulations outlined in Section 1187.07.
         A.   Neon lighting
   (j)   Marquee signs for non-residential uses shall be permitted subject to the following regulations.
      (1)   Number: Two (2) marquee structures per building and no more than one (1) marquee structure per street frontage.
      (2)   Area: The total area of all signs on a single marquee structure shall not exceed 150 sq. ft. in area.
      (3)   Height:
         A.   Signs shall have a maximum height equal to the eave line.
         B.   The lowest edge of a marquee sign shall be at least ten (10) feet above the finished grade.
      (4)   Illumination: The following illumination types shall be permitted subject to the general regulations outlined in Section 1187.07      
         A.   Internal illumination
         B.   Halo Illumination or back-lit letters
         C.   Neon lighting      
   (k)   In addition to building signs, freestanding signs for non-residential uses shall be permitted subject to the following regulations.
      (1)   Number: One (1) sign per Property held in single and separate ownership except for Shopping Centers where two (2) signs per Property held in single and separate ownership shall be allowed.
      (2)   Area: Each sign shall have a maximum area of thirty (30) sq. ft. except for Shopping Centers where an additional ten (10) sq. ft. for each tenant after the first tenant up to a maximum of eighty (80) sq. ft. is permitted.
      (3)   Height: Signs shall have a maximum height of six (6) ft. except for Shopping Centers where an additional one (1) ft. is permitted for each tenant after the first tenant up to a maximum of twelve (12) ft.
      (4)   Illumination: The following illumination types shall be permitted subject to the general regulations outlined in Section 1187.07
         A.   Internal illumination
         B.   External illumination
         C.   Digital display
   (l)   Gasoline Service Stations. Signs for gasoline service stations shall conform to all regulations of this chapter except that the following additional signs are allowed.
      (1)   Signs at Service Islands. Stations shall be permitted signs at fuel pumps and air compressors.
         A.   Two (2) signs are permitted per fuel pump and one (1) sign is permitted per air compressor.
         B.   Each sign may not exceed (3) square feet in area.
         C.   Service Island signs shall not extend beyond the edges of the physical structure to which they are attached.
         D.   These signs shall be non-illuminated.
      (2)   Gas Station Canopy Signs.
         A.   Additional signs are permitted on the vertical sides of gas station canopy roof structures, provided that the total square footage of all such canopy signs on the premises does not exceed thirty-two (32) square feet in area.
         B.   Signs may not extend beyond the edges of the surface upon which they are mounted.
         C.   Illumination. The following illumination types shall be permitted subject to the general regulations outlined in Section 1187.07.
            i.   Internal illumination
            ii.   Halo Illumination or back-lit letters
   (m)   Drive-Throughs. Businesses served by a drive-through shall conform to all regulations of this chapter except that the following additional free-standing signs are allowed.
      (1)   Signs at Vehicular Entrances
         A.   Location. Signs shall be located within ten (10) feet of a curb cut providing vehicular access to the Property.
         B.   Number. Two (2) signs per Property.
         C.   Height. Maximum of three (3) feet.
         D.   Area. Maximum four (4) sq. ft. per sign face.
         E.   Illumination. Prohibited.
      (2)   Drive-Through Lane Signs.
         A.   Location. Minimum twenty (20) feet from a property line and oriented towards the drive-through lane.
         B.   Number. One sign per Property.
         C.   Height. Maximum of six (6) feet.
         D.   Area. Maximum forty (40) sq. ft.
         E.   Illumination.
            i.   External
            ii.   Internal
   (n)   ATM Canopy Signs.   
      (1)   For canopies providing shelter for permitted, free-standing ATMs (Automated Teller Machine)   structures. One (1) sign on each vertical side of an ATM canopy roof structure with each sign not exceeding ten (10) square feet in area. These signs shall be non-illuminated.
      (2)   Signs may not extend beyond the edges of the surface upon which they are mounted.
   (o)   Upper-Level Building Signs shall be permitted in addition to otherwise-allowed Wall Signs, subject to the following regulations.
      (1)   Number: One (1) sign per building at least three (3) stories in height and less than six (6) stories in height. Two (2) signs per building six (6) stories in height or greater.
      (2)   Area: Each sign shall have a maximum area of 200 sq. ft.
      (3)   Height: Signs shall have a maximum height of ten (10) feet and shall not extend vertically beyond the eave line.
      (4)   Location: Signs shall be limited to buildings at least three (3) stories in height and shall be located only on the top floor of such buildings.
      (5)   Illumination: The following illumination types shall be permitted subject to the general regulations outlined in Section 1187.07.
         A.   Internal illumination
         B.   Halo illumination or back-lit letters
