   1103.06 COUNTY.
    "County" means Lorain County, Ohio.

   1103.07 CROSSWALK.
   "Crosswalk" means a right of way, twenty feet or more in width, which cuts across a block to facilitate pedestrian access to adjacent streets and properties.

   1103.08 DEVELOPER.
   "Developer" means any person, partnership or corporation or duly authorized agent thereof, who constructs or contracts to construct improvements on subdivided land.

   1103.09 EASEMENT.
   "Easement" means a right to some profit, benefit or use, out of or over the land of another, created by grant or prescription.

   1103.10 ENGINEER.
   "Engineer" means a registered engineer authorized to practice civil engineering, as defined by Ohio R.C. Chapter 4733.

   1103.11 FLOOD PLAIN.
   "Flood Plain" means that portion of river or creek valley adjacent to the river or creek channel which is covered with water when the river or creek overflows its banks at flood stage.

   1103.12 IMPROVEMENTS.
   "Improvements" means street pavements, with or without curb or gutter, sidewalks, crosswalks, water mains, sanitary and storm sewers and street trees.

   1103.13 INSPECTION FEE.
   "Inspection fee" means the cost to the City or County, if involved, of supervising construction, which cost is to be paid by the subdivider or developer.

   1103.14 KEY MAP.
   "Key Map" or "Key Location Map" means a drawing at a reduced scale located on the plat which shows legibly, by dimension and/or other means, enough area beyond the bounds of the proposed subdivision to locate and orient the subdivision within the City, and the relationship of the site to the community facilities which serve or influence the property.

   1103.15 LOT.
   "Lot" means a parcel of land fronting on a street or occupied or intended for occupancy by one main use or by one main building with its accessory buildings and uses, including such open spaces as are arranged and designed to be used in connection with such buildings. A lot may be a unit of land described by metes and bounds.
   (a)    "Sublot," "part of a sublot," "parts of sublots" or "more than one sublot" in a recorded subdivision, or any combination of these, means a parcel of land having frontage on one street only, unless a corner lot, and used for one purpose.
   (b)    "Depth of lot" means the mean distance from the street line of the lot to its rear line measured in the mean direction of the side lines of the lot.
   (c)    "Width of lot" means the mean width measured at right angles to its depth.
   (d)    Any "side lot line" not a front line or a rear line shall be deemed a "side line".
   (e)    "Corner lot" means a lot at the point of intersection of and abutting two intersecting streets, each more than twenty feet wide, the angle of the intersecting street lines at their points of intersection being not more than 135 degrees. It means the land occupied or to be occupied by the corner building and the accessory buildings and yards, if any.

   (f)    "Side line of a corner lot" means the front setback to be used on one of the streets of a corner lot.
