MANUFACTURED HOMES

9-9-1: Conformance To Regulations
9-9-1: CONFORMANCE TO REGULATIONS:
   A.   Location Within Approved Trailer Court: All manufactured homes located in an approved trailer court shall conform to the guidelines established by the manufacturer for installation.
   B.   Location Outside An Approved Trailer Court: When located outside an approved trailer court, manufactured homes shall conform to all the following:
      1.   The lot location shall be part of a subdivision as recorded in the office of the county recorder of Black Hawk County. The owner of record shall be the owner of the manufactured home or the contractor placing the manufactured home on the lot.
      2.   An owner of a manufactured home shall not locate a manufactured home on a rented lot unless the lot is located in an approved trailer park.
      3.   The lot size of a manufactured home shall have a minimum width of fifty feet (50') and a minimum total square footage of six thousand (6,000) square feet.
         a.   Exception: A manufactured home may be located on any lot or plot of official record as of the effective date hereof regardless of its area or width.
      4.   The entrance of a manufactured home shall face the street on which the manufactured home has its address, or the front entrance may be located in the front quarter of the structure.
      5.   A manufactured home located outside an approved trailer park and which is not placed on a standard perimeter foot/foundation system shall be equipped with a skirting system that simulates a brick or block foundation. (Ord. 4727, 9-20-2004)
