1171.01 GENERAL REQUIREMENTS.
   General requirements for Planned Unit Development shall be as follows:
   (a)   The area of land shall not be less than five acres.
   (b)   The development may be residential, commercial, industrial or a combination of residential and commercial.
   (c)   The development shall have streets meeting Village specifications.
   (d)   The development shall have access to Village water and sewer.
   (e)   Areas of common use shall be maintained by an association, the developer or manager.
   (f)   The development shall preserve any special amenities of the site to be compatible with adjacent areas.

1171.02 PROCEDURE.
   The procedure for Planned Unit Development shall be as follows:
   (a)   Pre-Application Conference. The developer along with the Zoning Board and appropriate department head shall discuss development standards and requirements.
   (b)   Primary Approval of a Plat. The developer shall submit a plat to the Zoning Board for primary approval according to the requirements set forth in the Zoning Ordinance and Subdivision Ordinance with the exception of the following :
      (1)   Lot size, widths, and coverage.
      (2)   Setbacks.
      (3)   Building height.
      (4)   Street widths.
      (5)   Rights-of-way.
   (c)   Secondary Approval of a Plat. Shall be in accordance with the procedures set forth in the Zoning Ordinance and Subdivision Ordinance.

1171.03 SET BACK REQUIREMENTS.
   (a)   Front yard: (Road side) 30 feet from property line.
   (b)   Side yard: 10 feet.
   (c)   Rear yard: 10 feet.
