(A) Townhouse subdivision intent and prerequisites.
(1) Intent. The Townhouse Subdivision type is intended to provide a development option with the following features.
(a) Land use. One hundred percent residential, in the form of townhouses.
(b) Applicability. Residential subdivisions involving townhouses including all sizes that may or may not require new streets.
(c) Pedestrian network.
1. Safe, efficient and highly accessible pedestrian circulation within the subdivision; and
2. Safe, efficient and easy access to perimeter streets.
(d) Vehicular network.
1. Creation of grid-like street and alley system that allows for maximum connectivity to adjacent neighborhoods and non-residential activity centers;
2. Frequent use of alleys and garage access via alleys;
3. Short blocks; and
4. Small radius corners.
(e) Site feature preservation. Strive to save existing quality tree stands.
(f) Incentives. Increased intensity and density for townhouse subdivision design.
(2) Prerequisites.
(a) Base zoning. M1 or M2.
(b) Minimum parent tract. No minimum.
(c) Maximum parent tract. No maximum.
(d) Special qualifications. Subdivision shall be designed around pedestrian-scale streetscape featuring narrow street profiles, on-street parking, building forward orientation, short blocks and decorative street lighting.

(B) Townhouse subdivision standards.
(1) Open space/landscaping.
(a) Minimum required open space. Twenty percent.
(b) Minimum perimeter landscaping.
1. Twenty-five feet along perimeter streets;
2. Ten feet along all other perimeters; and
3. Zero feet if abutting another TN or a TD subdivision.
(2) Blocks.
(a) Minimum block length. Two hundred feet.
(b) Maximum block length. Six hundred and sixty feet.
(c) Average block length. Between 300 and 500 feet.
(d) Cul-de-sac length. Cul-de-sacs not permitted.
(3) Streets.
(a) Minimum ROW on local streets.
1. Fifty-six feet if on-street is on one side; and
2. Sixty-two feet if on-street parking is on both sides.
(b) Minimum street width. Thirty feet.
(c) Curb. Vertical curb required.
(d) On-street parking. Required on at least one side.
(e) Minimum tree plot width. Five feet.
(f) Minimum sidewalk/sidepath width.
1. Four feet sidewalk along both sides of internal local streets and internal collector streets;
2. Six feet sidepath or sidewalk along both sides of internal arterial streets; and
3. Six feet sidepath or sidewalk along perimeter streets.
