§ 165.367 COVED SUBDIVISIONS (CV).
   (A)   Intent and prerequisites.
      (1)   Intent. The Coved Subdivision type is intended to provide a development option with the following features.
         (a)   Land use. One hundred percent residential.
         (b)   Applicability. Residential subdivisions containing at least 50 lots and requiring new streets.
         (c)   Pedestrian network.
            1.   Safe and efficient pedestrian circulation within the subdivision; and
            2.   Safe and efficient pedestrian accessibility to perimeter streets.
         (d)   Vehicular network.
            1.   Connectivity to adjacent development, adjacent undeveloped parcels and the existing street network;
            2.   Internal streets characterized by sweeping curves; and
            3.   Minimal use of cul-de-sacs.
         (e)   Site feature preservation. Strive to save quality existing tree stands.
      (2)   Prerequisites.
         (a)   Base zoning. R2 and R3.
         (b)   Minimum parent tract. Five acres (217,800 square feet).
         (c)   Maximum parent tract. No maximum.

   (B)   Coved subdivision standards.
      (1)   Open space/landscaping.
 
         (a)   Minimum required open space. Twenty-five percent.
         (b)   Minimum perimeter landscaping.
            1.   Twenty-five feet along perimeter streets that shall be common area; and
            2.   Ten feet along all other perimeters.
      (2)   Blocks.
 
         (a)   Minimum block length. One hundred and forty feet.
         (b)   Maximum block length. One thousand feet.
         (c)   Minimum cul-de-sac length. One hundred and forty feet.
         (d)   Maximum cul-de-sac length. Six hundred feet.
      (3)   Streets.
 
         (a)   Minimum ROW on local streets. Sixty feet.
         (b)   Minimum street width. Thirty-two feet.
         (c)   Curb. Rolled or vertical curb required.
         (d)   On-street parking. Required on at least one side.
         (e)   Minimum tree plot width. Five feet.
         (f)   Minimum sidewalk/sidepath width.
            1.   Five feet sidewalk required along both sides of all internal local streets and internal collector streets;
            2.   Five feet sidepaths or sidewalks along both sides of internal arterial streets; and
            3.   Six feet sidewalks required along perimeter streets.
   (C)   Additional design standards that apply.
