§ 165.094 MANUFACTURED HOME PARK (MP) DISTRICT.
   (A)   MP District intent, permitted uses and special exception uses.
      (1)   District intent. The MP (Manufactured Home Park) District is intended to be used as follows.
         (a)   Use type and intensity.
            1.   Medium to high intensity lease-lot housing developments; and
            2.   State licensed mobile home parks.
         (b)   Application of MP District.
            1.   Existing and new development; and
            2.   Small area zoning.
         (c)   Development standards. Enact stringent development standards to protect the quality of life of tenants and surrounding zoning districts.
         (d)   Appropriate adjacent zoning districts. PR, AG, R3, M1, M2, MP, IS, NC and LC.
         (e)   Plan Commission. Use the MP District for existing developments and with sensitivity for new residential development.
         (f)   Board of Zoning Appeals. Allow a special exception use only when it is compatible with the surrounding residential areas.
      (2)   Permitted uses.
         (a)   Accessory permitted uses.
            1.   Home business (Type 1); and
            2.   Small wind turbine system.
         (b)   Residential permitted uses.
            1.   Dwelling, mobile home;
            2.   Manufactured home park; and
            3.   Retirement community.
      (3)   Special exception uses. Residential special exception uses: dwelling, single-family detached.

   (B)   MP District development standards.
      (1)   Lots.
 
         (a)   Minimum lot area. Five acres.
         (b)   Minimum lot width. Two hundred and fifty feet.
         (c)   Minimum front yard setback. Forty feet to any dwelling site, or primary or accessory structure.
         (d)   Minimum side yard setback. Twenty feet to any dwelling site, or primary or accessory structure.
         (e)   Minimum rear yard setback. Twenty feet to any dwelling site, or primary or accessory structure.
         (f)   Sewer and water. Sanitary sewer and water utility required.
      (2)   Setbacks.
 
         (a)   Minimum dwelling site area. Three thousand square feet.
         (b)   Minimum dwelling site width. Thirty feet.
         (c)   Minimum dwelling site front yard setback. Ten feet from edge of pavement of interior streets.
         (d)   Minimum dwelling site side yard setback. Five feet for primary or accessory structure.
         (e)   Minimum dwelling site rear yard setback. Five feet for primary or accessory structure.
      (3)   Lot coverage.
 
         (a)   Maximum lot coverage. Sixty-five percent of lot area.
         (b)   Minimum dwelling unit size. Eight hundred and sixty square feet.
         (c)   Maximum density. Nine units per acre.
         (d)   Maximum primary structures. One per dwelling site.
      (4)   Maximum structure height.
 
         (a)   Twenty-five feet for primary structure; and
         (b)   Twenty feet for accessory structure.
