§ 165.086 AGRICULTURAL (AG) DISTRICT.
   (A)   Intent, permitted uses and special exception uses.
      (1)   District intent. The AG (Agricultural) District is intended to be used as follows.
         (a)   Use type and intensity. Low to medium intensity general agricultural operations.
         (b)   Application of AG District. Existing agricultural land.
         (c)   Development standards. Enact development standards to maximize protection of common agricultural practices.
         (d)   Appropriate adjacent zoning districts. PR, AG, IA, R1, R2, R3, M1, MP, UV, IS, NC, LC, GC, OC, HC, EP, IC, I1, I2 and HI.
         (e)   Plan Commission.
            1.   Use the AG District for existing agricultural land; and
            2.   Protect the land and operations within the AG District from residential, commercial and industrial encroachment through the use of appropriate buffers and setbacks.
         (f)   Board of Zoning Appeals. Protect the integrity of land and operations within the AG District.
      (2)   Permitted uses.
         (a)   Accessory permitted uses.
            1.   Agricultural tourism;
            2.   Farmers market;
            3.   Home business (Type 1);
            4.   Home business (Type 2);
            5.   Roadside sales; and
            6.   Small wind turbine system.
         (b)   Agricultural permitted uses.
            1.   Agricultural crop production;
            2.   Hobby farming;
            3.   Land conservation;
            4.   Orchard;
            5.   Raising of farm animals;
            6.   Roadside sales;
            7.   Stable (private);
            8.   Storage of agricultural products;
            9.   Tree farm;
            10.   Truck farming;
            11.   Vineyard; and
            12.   Wholesale tree nursery.
         (c)   Commercial permitted uses.
            1.   Plant nursery; and
            2.   Stable.
         (d)   Residential permitted uses.
            1.   Dwelling, single-family detached; and
            2.   Fair housing facility (small).
      (3)   Special exception uses.
         (a)   Accessory special exception uses.
            1.   Airport, private;
            2.   Dwelling unit;
            3.   Heliport, private;
            4.   Home business (Type 3); and
            5.   Large wind turbine system.
         (b)   Agricultural special exception uses.
            1.   Confined feeding operation (small);
            2.   Farm implement sales;
            3.   Processing of agricultural products;
            4.   Raising of exotic animals; and
            5.   Sales of agricultural products.
         (c)   Commercial special exception uses.
            1.   Campground;

            3.   Kennel (commercial);

         (d)   Industrial special exception uses. Telecommunication facility.
         (e)   Institutional special exception uses.
            1.   Cemetery/mausoleum; and
            2.   Police or fire station.
         (f)   Residential special exception uses. Bed and breakfast.

   (B)   AG District development standards.
      (1)   Lots.
 
         (a)   Minimum lot area. One acre.
         (b)   Minimum lot width. Two hundred feet.
         (c)   Sewer and water. Sanitary sewer and water utility are not required.
      (2)   Setbacks.
 
         (a)   Minimum front yard setback. Seventy-five feet for primary and accessory structures.
         (b)   Minimum side yard setback.
            1.   Forty feet for primary structure; and
            2.   Twenty feet for accessory structure; ten feet on all legacy lots less than one acre.
         (c)   Minimum rear yard setback.
            1.   Forty feet for primary structure; and
            2.   Twenty feet for accessory structure; ten feet on all legacy lots less than one acre.
      (3)   Lot coverage.
 
         (a)   Maximum lot coverage. Thirty percent of lot area.
         (b)   Minimum main floor area. N/A.
         (c)   Minimum dwelling unit size. One thousand square feet.
         (d)   Maximum primary structures. No limit.
      (4)   Maximum structure height.
 
         (a)   Forty feet for primary structure;
         (b)   Twenty-five feet for accessory structure; and
         (c)   Two and one-half stories.
