§ 157.095 "O" OFFICE DISTRICT.
   (A)   Purpose. The "O" Office District is established as a land use buffer between the former —3 Existing Industrial District and adjacent residential districts.
   (B)   Permitted uses. In the "O" Office District the following uses and no others shall be permitted:
      Office buildings.
   (C)   Height of buildings. No building shall be erected or altered in excess of or exceed a height of 45 feet.
   (D)   Yards. In the "O" Office District, each principal building shall have a front yard of not less than 30 feet, measured from the front lot line, and a rear yard that has a depth of not less than 25% of the depth of the lot measured from the front lot line to the rear lot line, provided that the required rear yard need not in any event exceed 30 feet. Each principal building shall have a side yard on each side of the building and the sum in feet of the two sideyards shall not be less than 20% of the width of the lot and in no event shall any required side yard be less than ten feet. Front yard requirements shall be met on both frontages of a corner lot.
   (E)   Intensity of use. In the "O" Office District, no building with its accessory buildings shall cover more than 30% of the area of the lot or tract, and for each principal building or structure hereafter erected there shall be at least 8,000 square feet of lot area per building or structure. Each lot or parcel of land used for a building or structure shall have a width of at least 50 feet.
   (F)   Signs. Refer to Chapter 153.
   (G)   Off-street parking and loading. Off-street parking and loading facilities shall be provided as permitted or required in §§ 157.150 through 157.156.
