There shall be at least 3,500 square feet of lot area for each dwelling unit. There shall be no more than six dwelling units in any one building. No more than one dwelling unit may be constructed on any lot with an average width of less than 50 feet or with an area less than 7,000 square feet. Any lot of record on May 21, 1981, which is 6,000 or more square feet may contain two dwelling units, provided the lot meets the minimum width required by this section.
