Every building or part thereof used for human occupancy shall be adequately and safely provided with an electrical system in compliance with the requirements of this section. The provisions of subsections (a) through (d) shall be considered absolute minimum requirements. The size of units and the usage of appliances and equipment shall be used as a basis for determining the need for additional facilities in accordance with NFIPA 70, The National Electrical Code.
(a) Receptacles: Every habitable space in a dwelling unit shall contain at least two separate and remote receptacle outlets. Every laundry area and bathroom shall contain at least one GFCI grounded type receptacle as required in the applicable electrical code. Every bathroom shall contain at least one receptacle.
(b) Lighting fixtures: Every public hall, interior stairway, water closet compartment, bathroom, laundry room and furnace room shall contain at least one electric lighting fixture. Egress corridors and stairways serving and common to multi-family dwelling units shall have emergency lighting and lighted exit signage as required by the applicable building code.
(c) Service: When the electrical system requires modification to correct inadequate service as defined in Section 1387.04
, the service shall be made to conform to the electrical code referenced in the applicable building code.
(d) Smoke detection: Smoke detectors shall be provided and maintained in accordance with the applicable building codes. Existing smoke detectors shall be required to comply with the current building code, except where such alterations would require additional removal of interior finishes.
