§ 1256.01 ESTABLISHMENT OF DISTRICTS.
   (a)   For the purpose of this Zoning Code, the city and such other territory as shall request to be under the jurisdiction of this Zoning Code are hereby divided into classes of districts, as follows:
      (1)   Residence R-1;
      (2)   Residents R-1A;
      (3)   Residence R-2;
      (4)   Residence R-3;
      (5)   Business B-1;
      (6)   Business B-2;
      (7)   Business B-3;
      (8)   Light Industrial I-1;
      (9)   General Industrial I-2;
      (10)   Planned Development PD;
      (11)   Health Service HS-1; and
      (12)   Flood Plain FP-1.
   (b)   No building or structure shall be erected, reconstructed, enlarged, structurally altered or used, and no land shall be used for any purpose, except for the permitted uses specified for the district in which such building, structure or land is located.
   (c)   No building or structure shall be erected, reconstructed, enlarged or structurally altered either in excess of the height limit or contrary to the area requirements for the district in which such building or structure is located.

§ 1256.02 ZONING MAP.
   The boundaries of the districts as classified in § 1256.01 are established as shown on the zoning map, which map forms a part of this Zoning Code and is placed on file in the office of the Mayor’s designee.

§ 1256.03 INTERPRETATION OF DISTRICT BOUNDARIES.
   Where uncertainty exists as to the boundaries of districts, as shown on the zoning map, the following rules shall apply:
   (a)   Boundaries indicated as approximately following the centerlines or right-of-way lines of streets, highways or alleys shall be construed as following such centerlines.
   (b)   Boundaries indicated as approximately following platted lot lines shall be construed as following such lot lines.
   (c)   Boundaries indicated as approximately following city limits shall be construed as following city limits.
   (d)   Boundaries indicated as following railroad lines shall be construed to be midway between the main tracks.
   (e)   Boundaries indicated as following rivers and streams shall be construed as following the approximate centerline of such river or stream, and in the event of a change in such river or stream, boundaries shall be construed as moving with the actual centerline.
   (f)   Boundaries indicate as parallel to or an extension of features indicated in divisions (a) through (e) hereof shall be so construed. Distances not specifically indicated on the zoning map shall be determined by the scale of the map.
   (g)   Where the street or property layout existing on the ground is at variance with that shown on the zoning map, or in other circumstances not covered by divisions (a) through (f) hereof, the Board of Zoning Appeals shall interpret the district boundaries in accordance with Chapter 1254.
