(a) Front Yard. Any lot subject to site plan review and having required yards shall provide an ornamental landscaped area adjacent to the street which is not less than the width specified in the table below:

The ornamental front yard landscaped area and having required yards shall be designed with, but not limited to, a combination of grass, shrubs, flower, shade trees and other vegetative materials skillfully designed to enhance the aesthetic appeal of the property and general characteristics of the district.
(b) Side/Rear Yards. Any lot subject to site plan review and having required yards shall provide an ornamental landscaped area along the side and rear lot lines of the property. The landscaped are shall be design with, but not limited to, a combination of grass, shrubs, flower, shade trees and other vegetative materials skillfully designed to provide a visual landscaped buffer between adjacent properties, to enhance the aesthetic appeal of the property, and to enhance general characteristics of the district. The landscaped area shall be designed at a minimum of 10 feet to 25 feet in width. The burden is on the applicant to demonstrate the acceptability of the depth, between 10 and 25 feet, based on the proposed use, adjacent uses, topography, existing vegetation, or density of planting to provide adequate screening between properties and an aesthetically pleasing design.
