1139.01 PERMITTED ACCESSORY BUILDINGS AND STRUCTURES.
   (a)   The following accessory buildings and structures are permitted in the rear and side yards:
      (1)   Storage sheds, detached garages and carports, noncommercial greenhouse, playhouses, swimming pools, hot tubs, bath houses, antenna, dishes, solar collectors, and other outbuildings or structures.

         A.   No more than one detached garage or carport per property.
         B.   No combination of attached and/or detached garages and/or carports may exceed ten percent (10%) of the lot area in question, though not to exceed 1,000 square feet in any case nor be required to be less than 720 square feet in area.
         C.   No wall for a detached garage or carport shall exceed 34 feet in length.
         D.   A garage shall be any accessory structure over 200 square feet in area. A shed shall be any unit up to 200 square feet. Only one shed per property with a principal structure on it.
         E.   Detached accessory structures shall be 5 feet from the side yard lines and four feet from a rear line. When doors or access points for motor vehicles face an alley, then said unit shall be twenty feet from the centerline of said alley. On a corner lot, the accessory structures shall be as far back as required for the front yard of that street.
      (2)   Fences, stone walls, and retaining walls as regulated in Section 1134.02. 
   
   (b)   No accessory structure shall be constructed in such a manner that it could be used as a dwelling unit.
      (1)   An accessory building or structure that does not comply with the above requirements may be permitted by Conditional Use Permit if the Board finds that such accessory building or structure will be compatible with the location in which it is proposed to be built after considering:
         A.   The character of the neighborhood and area,
         B.   The size and shape of the lot,
         C.   The location of the accessory structure, and
         D.   The proposed use of the accessory structure.
