(a) In any residential district where forty percent (40%) or more of the property fronting upon one side of a street between two intersecting streets has been improved with buildings at the time of the passage of this Zoning Ordinance, and a front yard of greater depth than the minimum required by this Zoning Ordinance has been provided for the majority of such buildings, then no building or structure hereafter erected or altered in such residential district shall be placed nearer to the street line than the depth of the front yard established by the majority of such dwellings; except that the minimum depth of a front yard for a dwelling on a lot between two adjoining lots on each side of which a building exists at the time of passage of this Zoning Ordinance, shall be the average of the depths of front yards observed by such buildings. In complying with this provision, a front yard of greater depth than the maximum prescribed herein shall not be required.
(b) For a corner lot in a residential district, the minimum depth of yard along either frontage shall be the depth of yard along the same street which is required for the adjoining lot, provided that nothing in this provision shall be so interpreted as to reduce the buildable width of such corner lot to less than sixty-five percent (65%) of the width of such lot.
(c) On a corner lot in a business district, a side yard requirement of twenty feet or the average of the front yard setbacks being observed in the block, shall be maintained along the street side if there exists residential zoning with the same block as the corner lot on which the construction is to take place. Otherwise, a five-foot side yard setback shall be required along the street side.
(d) When two or more housing units are to be built adjacent to each other, the front yard depths of each may be computed on an average of the required front yard depth of the district in which the building is to be located.
