For uses permitted by right, the main building and all accessory buildings on a lot shall not occupy more than forty percent (40%) of the total area of the lot. For any special uses, the proposed lot coverage of such uses shall be considered in determining whether the use is appropriate pursuant to the procedures identified in chapter 15 of this title.
