7-14-7: NEW RESIDENCE BUILDING REQUIREMENTS:
   (A)   Requirements: Each new residence shall comply with the following building requirements:
      1.   Size Of Dwelling: Every new structure shall have at least one thousand (1,000) square feet of livable area, exclusive of basement and garage space.
      2.   Height Of Dwelling: Any new residential home shall not exceed two (2) stories in height or twenty five feet (25') in height, whichever is less. (Ord. 00-1068, 10-19-2000)
      3.   Structure Design: All new residential dwelling units shall be constructed in one of the following:
         (a)   One-story brick;
         (b)   Split-level brick;
         (c)   One-story ranch brick;
         (d)   Bilevel brick; or
         (e)   Two-story brick unit.
All new homes shall have at least seventy five percent (75%) face brick, brick veneer covering or solid brick construction. (Ord. 07-1247, 9-20-2007)
   (B)   Setbacks: All setback requirements set forth in the zoning ordinance of sections 6-1-1, 6-1-3, 6-1-4 and 6-1-12 of this code for R-A and R-A1 districts shall be the governing requirements for any existing and new residential homes.
   (C)   Construction Of A Garage Structure: In addition to compliance with the aforesaid provisions, each new structure proposed to be built within the residential section of the village, it shall be required that a garage be constructed on the premises in accordance with subsection 6-1-3(G) of this code.
   (D)   Multi-Family Dwellings: It shall be strictly prohibited to construct any new residence or remodel an existing residence as to create any type of multi-family dwelling of any kind.
   (E)   Review Of Plans: Any and all proposed drawings, plans and designs relative to the construction of a new residence shall be submitted for review and approval to the village building commissioner. Upon approval by the building commissioner, the plans shall then be submitted to the village board for its review and approval. No construction of any type, including excavation, shall be permitted until the village board authorizes the issuance of a building permit.
   (F)   Penalties: Any person who is found to be in violation of any subsection of this section shall be subject to the following:
      1.   The imposition of a monetary penalty up to a maximum of five hundred dollars ($500.00) for each day that noncompliance with this section has been established; and
      2.   The filing of a lawsuit by the village before the proper division of the circuit court of Cook County, Illinois, seeking to enjoin the defendant from continuing his actions either by the filing of a temporary restraining order, preliminary or permanent injunction.
   (G)   Cash Bond And Surety Bond: All new and existing residential homes created, constructed, remodeled, altered, etc., under the general building permit requirements will be required to comply with the cash/surety bond set forth in section 7-5-7 of this title. (Ord. 00-1068, 10-19-2000)
