1248.15 THREE-YEAR WARRANTY REQUIRED ON ALL IMPROVEMENTS.
   Prior to the acceptance of any improvements by the City, the subdivider or developer shall agree to warrant the improvements to be free from defects and to make all necessary repairs for a period of three years from the date of acceptance of dedication of the improvements.

1248.16 FINANCING OF IMPROVEMENTS.
   To eliminate the premature development of land and to avoid placing an unwarranted tax burden on the City, the City shall not assume the cost of any improvement leading to, abutting or within a development or subdivision, even though the City may require, in the appropriate development of an area, that the developer or subdivider install facilities having a greater capacity than are actually needed to serve his or her development or subdivision.

1248.17 APPROVAL OF CONTRACT DRAWINGS, SPECIFICATIONS AND COMPUTATIONS.
   The Planning Commission shall not consider for approval any final development plan or final plat unless such development or plat is accompanied by contract drawings, specifications and computations bearing the approval of the City Engineer.

1248.18 REQUIRED STATEMENTS.
   The following statements shall be affixed on the subdivision plat:
   (a)   Title (Subdivision Name).
Being part of Original Avon Township Lot No. ___, City of Avon, County of Lorain, State of Ohio containing _____ acres of land, of which ___ acres are in streets and ___ acres are within the subdivision of lots ___ to ___, inclusive, and being the same tract as conveyed to ____________ and described in Volume ___, Page ___, Lorain County Deed Records.
Dimensions shown on this plat are expressed in feet and decimal parts thereof and all bearings are to an assumed meridian and are used to indicate angles only. Permanent monuments were found or set at all points indicated hereon. I hereby certify that I have surveyed the premises and prepared this plat and that said plat is correct.

   (b)   Developer's Certificate.

We grant all easements for sewers and drainage shown hereon to public use. The undersigned further agrees that any use of improvements made on this land shall be in conformity with all existing zoning, platting, health or other lawful rules and regulations of the City of Avon, Ohio, for the benefit of themselves and all other subsequent owners or assigns taking title from, under or through the undersigned. 1248.19 STRUCTURES AND IMPROVEMENTS WITHIN UTILITY EASEMENT OR RIGHT-OF-WAY.
   No structure or improvement shall be permitted within a utility easement or right-of-way without City approval. Any structure or improvement constructed within a utility right-of-way or inhibiting access to such right-of-way may be removed by the City and the cost of such removal may be charged against those parties having an interest in the structure or improvement.
