1181.05 DEVELOPMENT PLAN.
   If authorized in accordance with Section 1181.04 hereof, the developer shall submit ten copies of a proposed Development Plan to the Planning Commission which shall include the following:
   (a)    An area map showing the developer's entire holding, the portion of the developer's property under consideration and all properties, subdivisions, streets, and easements within 200 feet of the developer's property.
   (b)    A site plan shall include the following information:
      (1)    Title of drawing including name and address of the developer;
      (2)    North point, scale, and date;
      (3)    Boundaries of the property plotted to scale;
      (4)    Existing watercourses;
      (5)    Location of all trees that remain as well as those to be removed;
      (6)    Underground utilities;
      (7)    Grading and drainage plans;
      (8)    The dimensions and location of every building or structure, including all common facilities, such as swimming pools and service facilities, together with a statement of the total number of dwelling units and total ground coverage of all buildings and structures in the development.
      (9)    Final proposed detail for the items contained in the sketch plan and supplements thereto forming a part of the PUD application as required by Section 1181.04(e).
   (c)    Elevations and perspective views of proposed buildings in sufficient detail to show their height, area, and architectural character.
   (d)    Concept approvals from the Metropolitan Sewer District, Cincinnati Gas & Electric Company, Cincinnati Bell, the Wyoming Water Works and any other utilities serving the property.
   (e)    A transparent overlay showing all soils and their classification, and those areas, if any, subject to erosion. For areas with potential erosion problems, the overlay shall also include an outline and description of existing vegetation and tree coverage.
   (f)    Locations and proposed dedications for any rights-of-way for the widening or extension of any streets and of all streets or other public areas to be included within the development.
   (g)    Specifications of the proposed streets, curbs, and sidewalks, showing the locations, elevations, pavement widths, thicknesses and composition, and the type(s) and depths of compacted fill; and the location and description of control and expansion joints, where applicable.
   (h)   A restrictive covenant, running with the land comprising the Planned Unit Development, which authorizes the enforcement of the terms and conditions of the Planned Unit Development in accordance with Section 1181.10 hereof .
   Any of the foregoing submissions may be made as part of the application, and need not be resubmitted if so made.
