§ 150.024 AMENDMENTS.
   Title IV of the Preble County Building Code (Natural Light and Ventilation) shall be amended to read as follows.
   (A)   Section 400. Lot coverage.
      The area occupied by a dwelling on any lot shall not exceed:
      (1)   On interior lots, approximately 45%.
      (2)   On corner lots, approximately 50%.
      (3)   When computing lot coverage, the area of a one-story garage located on the same lot with a dwelling may be deducted from the “building area”, but not to exceed 200 square feet.
      (4)   Commercial or mercantile structures to be built in business areas may utilize the full area of the lot, provided that fire walls are erected on all lot lines according to the standards of the Ohio State Building Code.
   (B)   Section 401. Building setbacks.
      This section, as set forth in the Preble County Building Code, shall be deleted in its entirety as being inapplicable to the requirements of the Village of West Alexandria, Ohio, and the following regulations shall apply.
      (1)   Dwellings to be erected on streets that have been dedicated and built on prior to the date of this subchapter shall conform to the setback lines of the now established residences.
      (2)   On streets or plats accepted subsequent to the date of this subchapter, no building shall be located on any lot nearer than 30 feet from the front lot line or nearer than 30 feet from a side street lot line.
      (3)   No dwelling shall be erected nearer than five feet from any side interior lot line.
      (4)   No building shall be erected nearer than 30 feet from a rear lot line, except that a garage may be erected, the eaves of which may not be nearer than two feet from any interior side or rear lot line.
      (5)   All dwellings shall be erected on tracts of land with direct lot line access to dedicated and improved village streets (minimum frontage of 50 feet is required). No dwelling shall be erected on tracts of land with lot line access to an alley only.
      (6)   No dwellings shall be erected on tracts of land less than 7,500 square feet.
      (7)   Only one dwelling structure may be erected on any single tract of land within the corporate limits of the Village of West Alexandria.
   (C)   Section 403. Minimum required square feet for trailer or cabin.
      This section as set forth in the Preble County Building Code shall be deleted in its entirety and shall be replaced as follows:
         No cabin or trailer shall be built or used as a place of residence or as accommodations for overnight guests within the corporate limits of the Village of West Alexandria.
   (D)   Section 403.1. Plans and drawings.
      (1)   Drawings shall include elevations of all sides, floor plans of all levels, and construction details such as footer, trusses, and wall sections. Plans for a 400 square feet minimum attached garage or a detached two car garage with one 16-feet minimum wide or two eight-feet minimum wide overhead doors shall accompany house plans submitted for approval.
      (2)   A plot plan drawn to scale shall be provided. It shall show the placement and dimensions of the proposed structure and any existing structures including overhangs, rakes, and any other projections. Also, dimensions of driveway must be shown. Driveways must be a minimum of five feet from the property line.
   (E)   Section 403.2. Roofs.
      (1)   A 16-inch overhang and a ten-inch gable rake are required for all roofs with 4/12 pitch or 5/12 pitch. A 12-inch overhang and a ten-inch gable rake are required for all roofs with 6/12 pitch or greater. A 4/12 pitch is the minimum allowed for roofs over all living areas. Attached roofs over non-living areas must be at a minimum of 4/12 pitch. Variances may be granted by the Planning Commission for architectural style(s).
      (2)   Flat roofs are prohibited.
      (3)   Gutters shall be installed on any house or garage (attached or detached) prior to final inspection. Gutters are not included in overhang requirements.
   (F)   Section 403.3. Exterior finish.
      (1)   Exterior finishes may either be wood, brick, brick veneer, stone, aluminum or vinyl siding.
      (2)   Concrete block is prohibited.
   (g)   Section 403.4. Modular homes, etc.
      (1)   Sectional, modular or manufactured homes, or other similar housing units with attached steel frame or steel substructure is prohibited within the village.
