The total of all habitable rooms in a dwelling unit shall provide at least 75 square feet of floor area to each occupant 12 years of age or over, and at least 40 square feet of floor area per occupant under 12 years of age. No part of a dwelling unit, except a habitable room as defined in § 151.01, shall be used for sleeping purposes.
