A. Minimum Requirements: In interpreting and applying the provisions or this title, they shall be held to be the minimum requirements for the promotion of the public safety, health, convenience, comfort, morals, prosperity, and general welfare.
B. Abrogation And Greater Restrictions: It is not intended by this title to interfere with or abrogate or annul any ordinance, rules, regulations or permits previously adopted or issued and not in conflict with any of the provisions of this title, or which shall be adopted or issued pursuant to law relating to the use of buildings or premises and likewise not in conflict with this title nor is it intended by this title to interfere with or abrogate or annul any easements, covenants, or other agreements between parties; provided, however, that where this title imposes a greater restriction upon the use of buildings or premises or upon height of buildings, or required larger open spaces or larger lot areas than are imposed or required by such ordinances or agreements, the provisions of this title shall control.
C. Validity: If any section, paragraph, subdivision, clause, sentence or provision of this title shall be adjudged by any court of competent jurisdiction to be invalid, such judgment shall not affect, impair, invalidate or nullify the remainder of this title, but the effect thereof shall be confined to the section, paragraph, subdivision, clause, sentence or provision immediately involved in the controversy in which a judgment or decree shall be rendered.

Except as hereinafter provided:
A. No building shall be erected, converted, enlarged, reconstructed or structurally altered, nor shall any building or land be used, except for a purpose permitted in the district in which the building or land is located.
B. No building shall be erected, converted, enlarged, reconstructed or structurally altered to exceed the height limit herein established for the district in which the building is located.
C. No building shall be erected, converted, enlarged, reconstructed or structurally altered except in conformity with the area regulations of the district in which the building is located.
D. The minimum yards and other open spaces, including lot area per family, required by this title for each and every building existing at the effective date hereof or for any building hereafter erected shall not be encroached upon or considered as yard or open space requirements for any other building, nor shall any lot area be reduced beyond the district requirements of this title.
E. Every building hereafter erected or structurally altered shall be located on a “lot”, as defined in section 12-2-2 of this title, and in no case shall there be more than one main building on one lot unless otherwise provided in this title.
