1153.01 INTENT.
   The following zoning districts are hereby established for the Village of Richwood, Ohio. For the interpretation of this Ordinance, the zoning districts have been formulated to realize the general purposes as set forth in the preamble of this Ordinance. In addition, the specific purposes of each zoning districts shall be as stated.
1153.02 RESIDENTIAL DISTRICTS.
   Residential districts are established to meet the purposes set forth in Sections 1153.03 to 1153.05, inclusive.
1153.03 LOW DENSITY RESIDENTIAL DISTRICTS (R-1)
   The purpose of the R-1 District is to permit the establishment of low density single family dwellings not to exceed four (4) dwelling units per gross acre. Centralized water and sewer facilities are required.
1153.04 MEDIUM DENSITY RESIDENTIAL DISTRICT (R-2).
   The purpose of the R-2 District is to permit the establishment of medium density single family dwellings not to exceed six (6) dwelling units per gross acre. This district is also designed to permit multi-family dwellings as a conditional use and the conversion of large older houses as a conditional use in well established neighborhoods to multi-family units. Centralized water and sewer facilities are required.
1153.05 HIGH DENSITY RESIDENTIAL DISTRICT (R-3).
   The purpose of the R-3 District is to permit the establishment of high density multi-family dwellings not to exceed twelve (12) dwelling units per gross acre. Centralized water and sewer facilities are required.
1153.06 BUSINESS DISTRICTS.
   Business districts are established to meet the purposes set forth in Section 1153.07 to 1153.09, inclusive.
1153.07 SERVICE BUSINESS DISTRICT (B-1).
   The purpose of the service business district is to provide land for sales, service and repair establishments which require highway orientation or large tracts of land not normally available in central and local business districts; do not contribute to the design of a unified business center, depend on drive-in business; and require a location along or near major thoroughfares and intersections. Major retail and office businesses and residential are permitted as a conditional use. Other commercial and industrial development may be introduced under the planned unit development approach. Central water and sewer facilities are required.
1153.08 LOCAL BUSINESS DISTRICT (B-2).
   The purpose of the local business district is to provide land for retail and personal service establishments offering convenience-type goods and services for the daily needs of the people. Residential single-family, and light manufacturing are permitted as conditional uses, and under planned unit development. Central water and sewer facilities are required.
