8-15-2: PUBLIC IMPROVEMENTS REQUIREMENTS:
The following public improvements deemed reasonably necessary for the development are collectively referred to as “Public Improvements.”
   A.   Sanitary Sewer Main Facility. Developer shall, at Developer's sole expense, install improvements to the public sanitary sewer main facility serving the Property in accordance with the terms of the Village Municipal Code.
   B.   Water Main Facility Developer shall, at Developer's sole expense, install improvements to the public water main facility serving the Property in accordance with the terms of the Village Municipal Code.
   C.   Storm Sewer Main Facility. Developer shall, at Developer's sole expense, install improvements to the public sanitary sewer main facility serving the Property in accordance with the terms of the Village Municipal Code.
   D.   Erosion Control and Run-Off Facilities. Developer shall install such facilities and measures for erosion control and run-off as are necessary.
   E.   Sidewalks. Developer shall, at Developer's sole expense, install the sidewalks in accordance with the terms of the Village Municipal Code. To avoid damage to the sidewalk during construction of the homes, sidewalks will be built from lot line to lot line as each home is constructed, after the site development has occurred and prior to the Certificate of Occupancy being issued for each lot (as the new homes are built out).
   F.   Street Improvements Developer shall, at Developer's sole expense, install the public streets as required by the Village. Thereafter, Developer shall dedicate the public portion of said streets at such time as said streets are finally complete. Upon completion of the public street improvements and dedication thereof to the Village by the Developer, the Village shall be responsible for all maintenance.
   G.   Other Public or Private Improvements. Developer shall, at Developer's sole expense, make such other public and private improvements to the Property including, but not limited to, street lights and street signs, as may be required by the Village. (Ord. 2022-3, 6-9-2022)
