8-15-1: DEVELOPMENT AND IMPROVEMENTS TO PROPERTY:
This Development Ordinance applies to any person or entity ("Developer") intending to develop property within the Village of Reedsville, WI ("Property"). A Developer shall comply with the terms of this chapter. The following general provisions shall apply:
   A.   Developer is the owner of the vacant real estate located within the Village (hereinafter the “Property”).
   B.   The Property is zoned consistent with the proposed development.
   C.   Developer shall initiate the development by written notice to the Village Board and by filing a plat for the entirety of the development. If necessary, the Developer or the Village board can request a preliminary meeting prior to written notice filing.
   D.   Developer shall develop the Property in accordance with the terms of the Village Municipal Code.
   E.   Village must be satisfied with and approve the engineering of the public improvements to be installed prior to the Developer proceeding.
   F.   The public improvements shall be completed by Developer on or before one (1) year from the start of construction of the single phase of improvements unless otherwise extended in writing by the Village, due to labor or material shortages beyond Developer's reasonable control, or other material reason. At the time of completion, the Developer shall convey in recordable form to the Village the street improvements and all other public utilities and improvements.
   G.   Developer shall create and convey perpetual easements, on terms acceptable to the Village, as necessary to locate and convey any public utilities and improvements included as part of the Development. Easements will be conveyed on or before final approval. (Ord. 2022-3, 6-9-2022)
