In any district where single-family residences are permitted, a single-family detached dwelling may be erected on any lot which is of official record on the effective date of this title, subject to the following restrictions:
A. There must be provided a minimum lot width of fifty feet (50');
B. There must be provided a minimum of ten feet (10') in side yards and five feet (5') on any one side; and
C. The front and rear yards must comply with the requirements set forth for the zoning district within which the lot of record is located. (1990 Code § 12-226)
