(a) No multi-family building shall be constructed containing efficiency suites unless such room or rooms are larger than 500 square feet, excluding bathroom and closet areas.
(b) No room or rooms in existing buildings now used for sleeping accommodations for transient guests shall be converted to an efficiency suite or suites by installation of cooking or other kitchen facilities unless they are larger than 500 square feet, excluding bathroom and closet areas.
(c) As used in this section “efficiency suite” means an apartment having no bedroom but having cooking or other kitchen facilities.
