(B) Additional requirements. The following are imposed in the case of the following transition fees:
(1) In retail and commercial districts parking areas which adjoin a residential zone must be shielded by walls, shrubs, or trees along the boundary line.
(2) In industrial districts adjoining a residential zone, a 100-foot wide strip along the boundary line cannot be used for actual manufacture but must be reserved for less objectionable uses, for example, an administrative building or parking lot.
(3) In nonresidential lots which are back to back with residential, 30 feet deep rear yards are prescribed, though a single story rising not rare than 23 feet above curb level may extend to the rear lot line.

RESIDENTIAL DISTRICT
The following regulations set forth in divisions (A) through (D) of this section shall apply in residential districts in accordance with the specifications given in the Summary of Zoning District Dimensions:
(A) Uses permitted.
(1) Single-family dwellings in R-1, R-2, or R-3 districts.
(2) Double-family dwellings in R-2 or R-3 districts.
(3) Multiple-family dwellings in R-2 or R-3 districts.
(B) Accessory structures and uses permitted.
(1) Private pools, fenced or covered so as to prevent unauthorized or accidental use by children.
(2) Garage or other building not used as a dwelling and accessory to the principal use.
(3) Renting of no more than three sleeping rooms in any one building.
(4) Home occupations. Permitted home occupations may be identified on the premises according to § 154.004 of this chapter. No displays or changes in facade shall indicate from the exterior that the building is being utilized partly for a nonresidential purpose.
(C) Conditional uses.
(1) Nonprofit public or private facilities such as schools, churches, cemeteries, libraries, parks, recreational facilities, hospitals, institutions, and the like.
(2) Mobile home parks in conformance with § 154.050, except that no mobile home parks may be located in an R-1 district.
(3) Planned-development project for residential use only. The procedure under § 154.021 shall be followed.
(D) Dimensions and area regulations for lots and structures. The regulations on the dimensions and area for lots and structures are set forth § 154.112. The applicable regulations shall be observed in all residential areas.
(E) Uses expressly prohibited. Oil or gas wells, or any drilling for oil or gas.
